In many projects in Japan, BIM utilization from the client’s perspective has not been realized.
The reason for this is that the construction companies and design offices that create the BIM models do not (cannot) propose to clients a BIM work execution policy that takes into account the client’s perspective of operation and maintenance work after the completion of construction work.
As a result, after the construction work is completed, clients spend a great deal of time and resources extracting information necessary for operation and maintenance from the as-built documents.
CMP works closely with clients, listens to their operation and maintenance policies, and can also work to reflect the client’s digital requirements in the Employer Information Requirements (EIR).

Differences in BIM Utilization Between Japan and Western Countries
BIM is a project digital transformation tool with great potential. And the test operations for building confirmation applications are scheduled to begin in fiscal year 2025.
In Japan, BIM is merely used for design and construction work. However, in Western countries, BIM is utilized as a tool for construction DX (Digital Transformation), extending its applications to building repair planning and maintenance of production equipment.

Steps to Realize BIM Utilization Projects
At our company, CM Plus, we have engineers well-versed in both international standards and regulations for BIM. We support the visualization of our customers’ DX (Digital Transformation) requirements and assist with the planning and execution processes of projects from the conceptual stage to completion. Additionally, we provide support for cost optimization through DX, considering the subsequent maintenance and management of facilities.

Specifically, based on the client’s requirements, we create an EIR (Employer’s Information Requirements), and develop it into a BEP (BIM Execution Plan) that describes how BIM will be utilized in the project. By visualizing DX requirements and formalizing them as a BEP, we can share the utilization policies of digital information among all project stakeholders, including design and construction, thus enabling the realization of DX throughout the entire project duration.
